Step 1: Enter the property values

Check the BIR zonal valuation for your property’s location and area in square meters.

This is found on your Tax Declaration from the local Assessor’s Office.

How to Pay via GCash

  1. Secure the notarized Deed of Sale and gather your TIN, the property’s Tax Declaration, and zonal value printout from BIR.
  2. Generate BIR Form 1706 (Capital Gains Tax) and Form 2000-OT (Documentary Stamp Tax) through eBIRForms.
  3. Open GCash, tap Pay Bills, then select Government, then BIR.
  4. Select the correct form type for each return, enter your TIN and the amount due, then confirm payment.
  5. Save both reference numbers. You will need proof of payment to get your Certificate Authorizing Registration (CAR) from BIR.

Common Mistakes to Avoid

  • Using only the selling price. BIR uses whichever is highest among the selling price, zonal value, and fair market value per Tax Declaration.
  • Missing the 30 day deadline for CGT. This is counted from the date the Deed of Sale is notarized, not from when payment was received.
  • Forgetting Documentary Stamp Tax. DST is a separate filing from CGT and has its own deadline, the 5th day of the month following the sale.
  • Not securing the Certificate Authorizing Registration (CAR). Without the CAR, the property title cannot be transferred to the buyer’s name.
